Las Vegas Homes: Buyer's Let's Figure It Out!

Often Las Vegas homes shoppers will come into town and only have a few days to look at homes.  The most productive thing that we can do before someone gets into town is to narrow down their criteria ahead of time (which is why I recently started sending out a pre-showing questionnaire before showing homes).

Why narrow it down?

So we don't waste time looking at homes that won't work for you.  I wasted precious time last week with buyers because they did not fill out my pre-showing questionnaire or answer my questions on the phone when I tried to pin them down on criteria.

Yes, often you won't know everything.  But, you always know price range; type of home (single family residential/townhome/condo); and purpose of home (investment, second home, primary residence).

Happy Earth Day!

Went out to the Las Vegas Springs Preserve last week and the colors are amazing.  April is gardening month at the Springs Preserve.  If you are looking for ideas for your yard or even patio go check the place out.  Admission to the gardens and trails are free.  For access to events and exhibits there is a charge.

Thousands of military families must relocate   every year, and many desire to purchase a home in their new area. With Nellis and Creech Air Force Bases located near Las Vegas, the city is a popular residential area for military members and their families.

The VA Home Loan offers military members wishing to move to or needing to relocate to Nevada the perfect opportunity to do so for zero money down.

What are the Benefits of a VA Home Loan?

Because it is partially guaranteed by the Department of Veterans Affairs, the VA Home Loan program is able to offer veterans and active duty service members great benefits they wouldn’t find in other conventional programs. By securing a VA home loan, military members are able to benefit from:

•    Competitive interest rates
•    Flexible loan terms
•    High loan limits

Qualified military members may receive up to $729,000, which is an extra perk considering that home prices in Las Vegas may vary from $175,000 to higher than $275,000 depending on the neighborhood.

How Do I Qualify for a VA Home Loan?

Securing a VA home loan is a painless process with the help of a Nevada VA Loan Specialist. Because the business is so competitive, many lenders will tailor their services to you and solicit your feedback during the process. There is even a quick and easy process for prospective borrowers can use to determine how much they may qualify for.

To initially qualify for a Nevada VA Home Loan, applicants must meet one of the following requirements:

•    Have served for at least 3 months on active duty during war time or served for 181 days on active    during peacetime
•    Have served 6 years in the Reserves or National Guard
•    Be the spouse of a military member killed in action

Veterans and active duty service members must also submit a Certificate of Eligibility in order to qualify for a VA Home Loan. If an eligible military member doesn’t have their COE, they may either request one from the Department of Veterans Affairs by mail, or allow a VA Loan Specialist to obtain one through their online database.

To obtain financing, military members should be aware that most VA-approved lenders will desire a credit score of at least 620. If a veteran or service members score doesn’t reach the minimum or they have an imperfect credit history, they are still asked to apply for a home loan as they may still be eligible.

Las Vegas Homes: Mariposa Place - Zip Code: 89148

Most people come to Vegas and only know two areas, Summerlin and Green Valley.  These are both fantastic areas of town.  However, there are so many more great neighborhoods - why limit yourself?

For example, Mariposa Place, a great Las Vegas neighborhood.  Mariposa Place is located in zip code 89148 and was built from 2006 - 2008.  This community features one to two story single family detached homes; three to four bedrooms; two car attached garages; and standard sized lots (range from approx. 4300 - 6500).

Fantastic location west of 215 near Southern Hills Hospital and plenty of shopping is all within a few minutes drive.  You are approximately 20 - 30 minutes from The Strip.

Where is my Driveway?

Buyers not accustomed to the way some newer Las Vegas home communities are built are often surprised when we drive up to a home and there is no driveway or the driveway is shared.  Not a good thing if you are planning on using your garage space as storage.

How can you avoid this surprise? Generally homes with these types of driveways will have lot sizes of 3000 sq. ft. or smaller.  Often you can look at the picture in the MLS to see if a driveway exists.  Another good way to check on a home is to look at the birds eye view on Bing Maps or look at street view on Google Maps.

Another thing to consider about these types of homes is where the guest parking is located and parking rules in general.  Some communities will have designated guest parking spaces that are scattered through out the community.  Others will allow for limited parking on the street.  You are usually never allowed to park in such a way that you will block a garage door (even yours), fire hydrants, or mailboxes.  Check with your homeowners association for all parking rules.
