Las Vegas Property Tax Exemption

In Las Vegas (Henderson and North Las Vegas too)  there are four potential tax exemptions available to residents:

1. Surviving Spouse - property of surviving spouses are eligible for tax exemptions.  Must sign and affidavit and provide a death certificate.  Also, you must be a resident of Nevada (show a Nevada I.D.)
2. Veterans - available to individuals who served in the armed forces during particular dates or carrying out the authorization granted to the President of the United States in Public Law 102-1 or served on active duty in connection with a campaign or expedition for service in which a medal has been authorized by the government of the United States
3. Disabled Veterans - must have a permanent service-connected disability of at least 60%.  This exemption may pass along to a surviving spouse.
4. Blind - for Nevada residents whose visual acuity meets the criteria for being legally blind.  

Exemption doesn't mean you are not required to pay property taxes.  

The amount of the exemption varies and you need to contact the Clark County Assessors office to determine the amount of the exemption and also what is needed to apply for an exemption.  You will have to prove that you are a Nevada resident and there will be an affidavit requirement for each exemption.

Located in zip code 89123, Sedona is only ten minutes from The Strip and features a community pool, spa, tennis courts, fitness room, racquetball, basketball court and nice open grounds.

All of these amenities (don't forget guard gated) and the association fees are under $200 per month.  What a deal!

While it is relatively easy to find listings for Las Vegas homes on the Web, it is not so easy to find the pictures of neighborhoods and areas. 

My goal is to give you that type of information and I wanted to highlight a few places that you can visit to get some more details on areas.

Flickr Vegas Pics Page

I have mentioned these two resources before,Google maps and Bing maps are both fantastic resources to get a feel for an area.  Google give you street views so you can actually look at some streets and Bing gives you the ability to do birds eye views (nice to figure out the elevation on a lot).

I've been posting pics on my Flickr site.  You can see pictures of Las Vegas neighborhoods, Las Vegas 55 plus, and Las Vegas condos.  I'm in the process of adding and organizing these pages so check them often.

Patience and Perseverance

Today's real estate market will drive you crazy if you let it.  Multiple offers, losing out to cash buyers, and long waits for short sale approvals.

All of this leads to frustration and impatience.

Walletpop.com recently listed three Las Vegas neighborhoods in their top 25 most dangerous neighborhoods in the United States.

Las Vegas Weekly went to one of these neigborhoods and talked to the people who live there to get their opinion on the ranking.

One resident remarked:

“It’s nothing compared to Los Angeles. I know that because I was born there,” he says. “I had to move here because of all the crazy stuff over there, a lot of bad crimes, especially drugs. I came here because I got married and I’ve got kids now, and I don’t want my kids to go through that.”

Las Vegas Shakespeare in the Park

Montelago Village Lake Las Vegas

 The City of Henderson is hosting Shakespeare in the Park featuring the Las Vegas Shakespeare Company. 

Last weekend I went to Lake Las Vegas to see their performance of MacBeth.  Loved it.  There was a great turn out and it was a fantastic way to spend an evening. Our fall weather cannot be beat - no snow, no rain, just gorgeous temps!

You have two more chances to catch the Scottish play -  October 16th at Discovery Park in Green Valley Ranch and October 23rd in Seven Hills at Sonata Park.

I would recommend getting there at least an hour ahead of the start time ( which is 7 p.m.) in order to get good a place to sit.  Take a blanket or chairs with you.  The performance at Lake Las Vegas offered food and drinks nearby.  I don't know if that will be the case in Seven Hills or Green Valley Ranch.  You might want to take some snacks.

Las Vegas Home Search Tools

Walking Path in Green Valley Ranch

Searching for a Las Vegas home can be tough work.  After a little while all of the listings that are being sent to you via email start to look the same.  How are you going to distinguish one from the other? Especially when you don't know the neighborhoods?

Some online mapping tools might help.  Here are a few of my favorites.

But first, are you receiving listings via email?  Click here and get a list of homes for sale in our area.  Super convenient and you get the listings as they are uploaded into our local MLS.

Las Vegas Zip Code Map - very useful for getting a good view of the overall valley.  Click here to get one.

Google Maps - plug in the address and get a map and aerial view.  Also street views is available for certain areas.  This is a great tool for getting a feel for a community.

Bing Maps - this has a map and aerial view (like google maps).  It also has a super useful birds eye view.  Great for figuring out if a lot is elevated or not.

These three great resources will help get you familiar with the neighborhoods including finding the nearby parks, grocery stores, and other necessary conveniences.

Paseo Verde Library - Green Valley Ranch, Henderson Nevada

At the corner of everything and anything in Green Valley Ranch  (okay, its really Green Valley Parkway and Paseo Verde) is the Paseo Verde Library.  This is one of my favorite places in town to catch up on work or just relax with a good book.

This library is part of the Henderson Library System.  It has a nice children's area, a coffee shop at the entrance, outside patio seating, and many quiet nooks to hide away in.  The place where I like to sit is the reading area at the back where you have a view of the Valley.

Wireless is available for library card holders.  There different events happening every day. 

This library is within walking distance of many condos and neighborhoods including, The District and Bella Vista.
